The UAE Golden Visa in 2026: Requirements, Costs and What It Actually Gives You

Who qualifies for the UAE Golden Visa, what it costs, and what it does not give you. A Dubai law firm's guide to the ten-year residence visa.

The UAE Golden Visa is the most talked-about residence permit in the Gulf, and also the most misunderstood. Most of what circulates online is either out of date, written for a different country’s scheme, or quietly confuses residence with tax residence.

This guide sets out what the Golden Visa is, the routes to obtaining one, what it costs in practice, and — the part that causes the most expensive mistakes — what it does not give you.

What the Golden Visa is, and how it differs from an ordinary residence visa

The Golden Visa is a long-term residence permit, granted for ten years and renewable. The difference that matters is not the length but the sponsorship. An ordinary UAE residence visa is tied to an employer or a company and ends when that relationship ends. A Golden Visa holder sponsors themselves.

That produces three practical consequences:

  • Independence. It does not lapse when you change job or leave an employer.
  • Family. It allows you to sponsor a spouse and children.
  • Absence. It is considerably more tolerant of extended time outside the country than an ordinary residence visa, which matters if you divide your year between the UAE and elsewhere.

If you are still deciding which form of residence suits you, our guide to the UAE tax resident definition covers the related but separate question of tax status.

Who qualifies: the main routes

Several categories exist. These are the ones we are asked about most.

Property investors

The most widely used route. It requires ownership of UAE property above the investment threshold set by the authorities, and in certain circumstances the purchase can be financed rather than paid outright. The specific threshold and the treatment of mortgaged or off-plan property are set by regulation and should be confirmed at the time you apply, because the detail has changed more than once.

Entrepreneurs and business owners

Founders of businesses or startups can qualify with the approval or endorsement of the designated UAE entities. If you are also considering the corporate side, our guide to setting up a company in Dubai covers how the two decisions interact.

Skilled professionals

Employed professionals can qualify on the basis of qualifications and a salary above the level set for their professional category. Both the salary level and the qualifying occupations are defined by regulation.

Exceptional talent, scientists and outstanding students

Each has its own nomination or accreditation process, and each is narrower than the categories above.

We handle applications across all Golden Visa categories. Which route is appropriate is usually clear once we know your circumstances, but it is worth saying that the wrong route is a common reason for delay.

What the Golden Visa costs

This is the question we are asked before any other, and the honest answer has three parts.

The government fees for the visa itself are set by the authorities and are modest relative to the qualifying investment. They vary by emirate, by category and by whether you apply inside or outside the country.

The qualifying investment — for the property route, the value of the property — is the substantial figure, and it is not a fee. It is an asset you continue to own.

The associated costs are the ones people forget to budget for. Medical testing and the Emirates ID are the obvious ones. Less obvious are the attestation and translation of any documents issued abroad. Each dependant you sponsor goes through the same process again.

We do not publish specific figures here, because the thresholds and fees are set by regulation and change. We confirm them against the current position at the point of application rather than quoting a number that may have moved.

Can freelancers get a Golden Visa?

Not through a freelance permit alone. A freelance permit is a form of business licence, not a Golden Visa category. A freelancer may still qualify through another route — as a property investor, as an entrepreneur with the necessary endorsement, or as a skilled professional if the qualification and income tests are met.

Where a freelancer does not meet any of those, the UAE freelance and self-employment visa routes remain a perfectly good alternative. They simply are not the same thing.

What the Golden Visa does not give you

Two points here save clients a considerable amount of difficulty.

It is not citizenship. Long-term residence and nationality are entirely separate, with separate criteria — we cover the distinction in our guides to UAE nationality and citizenship by investment.

And it does not, by itself, change your tax residence. This is the misconception that costs the most. Holding a UAE residence permit does not automatically make you non-resident for tax purposes in the country you came from. Tax residence is determined by a separate set of rules — days present, where your home and family are, where your economic interests sit — and by any treaty between the two countries.

For Spanish nationals in particular this is the single most common and most expensive misunderstanding we see, and we have written about it in detail in Spanish: residencia fiscal en los EAU.

The application process, in order

  1. Confirm the route and check the current thresholds for that category.
  2. Assemble the documents, including attestation and legalisation of anything issued abroad. This is where most delay occurs.
  3. Obtain the nomination or approval where the category requires one.
  4. Submit the application and complete medical testing and Emirates ID.
  5. Sponsor dependants, which is a separate step per family member.
  6. Address your tax position — in the UAE and, more importantly, in the country you are leaving.

Common mistakes

  • Assuming the visa settles your tax position. It does not, and acting as though it does is how people end up assessed in two countries.
  • Relying on figures found online. Thresholds have changed; a great deal of published guidance has not.
  • Buying property without checking it qualifies. Not every purchase satisfies the requirements, and this is expensive to discover afterwards.
  • Leaving document attestation to the end. It is the longest step, not the last one.

Frequently asked questions

How long is the Golden Visa valid?
Ten years, and it is renewable.

Do I have to live in the UAE to keep it?
It is far more tolerant of absence than an ordinary residence visa. Your tax residence is a different question, and spending little time in the UAE can have consequences elsewhere.

Can I sponsor my family?
Yes — spouse and children, each as a separate step.

Does it lead to citizenship?
No. They are separate processes with separate criteria.

Can I apply from outside the UAE?
In many cases yes, though the process and fees differ from applying inside the country.

How we help

We advise on which route fits, confirm the current thresholds before you commit to anything, prepare and attest the documentation, and — the part most providers leave out — look at how the move affects your tax position in the country you are leaving.

Through our Spanish Desk we advise Spanish and Latin American clients in their own language, and there is a Spanish version of this guide covering the Golden Visa and setting up a company in Dubai.
